History

Twin Lakes Village subdivison was founded in 1958 and developed by Kelly & Cook Developers.  The first phase of the neighborhood was built between 1958-1960 (TLIA).  The second phase are Site Condos developed by Kelly Bros. Development, Inc. and began in 1988.  It was developed in 4 phases.  There are currently are several vacant lots still waiting to be developed.

The Twin Lakes Subdivision is a Deed Restricted Community that consists of two separate Homeowner Associations (HOA) governed by separate Boards of Directors/Officers and separate statutes : 
 
 
The Twin Lakes Improvement Association (TLIA) was established in 1958.  TLIA is a Deed Restricted Community governed by a set of Bylaws and was developed as individual lots or sometimes referred to as "Lot In Sub" under Michigan's then Plat Act.  The TLIA is made up of six (6) original villages.  The TLIA section of Twin Lakes Village pay an assessment (HOA Dues Bi-Annually) directly to the TLIA to cover the expenses associated with its operations which include, in part, maintaining the lake, beaches, pumps, boulevard entrance and cul-de-sacs. Failure to pay the Bi-Annual assessment (HOA Dues) could result in a lien being placed on the home and quite possibly a foreclosure action.
 
 
 
The Twin Lakes Village Condominium Association (TLVA) was established in 1988.  TLVA is a Deed Restricted Community governed by a Master Deed and Bylaws and was developed as a Site Condo Community that is technically one large platte of land created by the Master Deed, that has been divided into "Units" which is governed by the Michigan Condominium Act (at the time and still being used today it was and still is a less expensive and more efficient means for development of subdivision communities).  TLVA was built in four (4) phases.  The TLVA section pay an assessment (HOA Dues Bi-Annually) to both TLIA and TLVA and belong to both HOA's.  The assessment (HOA Dues) is collected by the TLVA and paid by the TLVA to the TLIA.   Failure to pay the Bi-Annual assessment (HOA Dues) could result in a lien being placed on the home and quite possible a foreclosure action.
 
 
 
Collectively we are one large subdivision, "Twin Lakes Village".    Also important to note:  TLIA roads are public roads and maintained by Oakland County. TLVA roads are private (with two exceptions:  Berry Patch Lane and a portion of Sunny Ridge Drive).
